The Freehold Premium – How much is forever really worth?

I like to emphasize that, much as property analysts and realtors often talk in terms of dollars per square foot, the average home-buyer  is less inclined to dwell on these numbers. Affordability to them is more a factor of price quantum rather than the per square foot cost. Do I have enough cash/CPF funds to make the downpayment and can my income support a loan of this quantum? These are the more pertinent questions at the top of a typical buyer’s mind. This is precisely why developers have done such brisk business hawking pseudo-homes the size of broom closets (ie. mickey mouse/shoebox apartments of 300-500 square feet)! Buyers of such units were obviously so taken with the lower price quantum that they failed to notice/ disregarded the exhorbitant premium they were paying in terms of $ psf!

Consider this – a unit of 1055 sft at Alexis sold for $1,327 psf in April this year. Just 3 days prior to this transaction, a 388 sft Mickey Mouse unit there was sold at $1,806 psf, or a whopping 36% premium! Talk about being taken for a ride!

The Singapore Bay Window Phenomena

I love to lie on my belly to read. And as a young child growing up in England, I used to imagine that my dream home would have a lovely bay window looking out to a sprawling garden, with colorful cushions and loads of natural sunlight streaming in. I would picture myself nestled there, enjoying a good book.

The MRT Effect

The below article was first published in The Straits Times on 9 October 2011. It came to mind again recently as I’ve been contemplating the perceived versus actual benefit of MRT proximity. Many list “must be close to MRT” as a house hunting criteria, but I believe this blanket rule sometimes means missing out on some great accommodation options. Freehold homes in River Valley have transacted at lower prices than leasehold homes in Bishan recently, perhaps partly due to the false perception that you’ve got to be near an MRT to enjoy good accessibility.

Residents living along the newest stretch of the Circle Line can finally rejoice now that the trains have started running but property owners have already reaped the benefits of the so-called MRT effect.

Put simply, being near an MRT station can make a clear difference to real estate values.

New launch versus Resale

I think as with all material things, “brand new” is highly desirable when it comes to property acquisitions. Personally, I feel that it’s an overrated quality as far as Singapore property is concerned.

During my work as a conveyancing lawyer, I saw many clients who expressed disappointment or even shock when they finally picked up their keys upon the T.O.P. of their brand new properties and were finally struck with the reality of what they plonked down good money for. Perhaps with all the new regulations on showflats, the disparity between what buyers perceive themselves to be buying and what they actually buy will be less pronounced going forward.

Start of an epic journey!

It’s been about a month since I’ve gotten my CEA licence to operate as a real estate agent, and frankly, I’m still getting oriented around my new role.

There are of course many familiar aspects, given my 3 years in retail banking sales and 2.5 years in real estate law.The opportunity to face new challenges while leveraging on my past experience is definitely a huge plus for me!

There are so many things to be thankful for, that I’m not quite sure where to begin! My teammates and bosses have been incredibly supportive and helpful, and I feel so blessed to be part of a dynamic young team of realtors.

The new job has also opened many doors for me, and professionals whom I have long held in high esteem have started approaching me with opportunities to collaborate. This is very much in line with my personal slogan- “Building trust, creating synergy”. Building a trusted network of like-minded professionals to provide seamless, world-class service to our mutual clients… that is what I aim to achieve, slowly but surely!
